The build-out work San Jose keeps generating
Much of San Jose’s construction work happens inside existing buildings. Tenants reshape suites to fit new teams, landlords finish speculative space so it shows well to prospects, and downtown owners are rethinking older office floors altogether.
Second-generation spaces add more, as landlords refresh vacant floors between tenants. Whatever the size of the job, the last week looks the same: a finished space coated in fine drywall dust, sawdust and packaging, waiting for a crew to make it presentable.
That last stretch is where San Jose Commercial Cleaning Co comes in. We clean after the trades wrap up, so the space your contractor hands over looks the way the renderings showed it.
Three passes, each with its own job
Construction cleanup goes faster and finishes cleaner when it is split into phases instead of one marathon visit. The rough clean comes while finish trades are still working: cardboard, offcuts and wrapping cleared off the floor, heavy dust vacuumed from slabs and ledges, and walkways opened up for the next crew.
The final clean follows once fixtures, finishes and flooring are installed. This is the detailed pass. Dust comes off vents, ledges, door frames and light fixtures; interior glass and partitions are polished; cabinets and counters are wiped inside and out; restrooms and break rooms are brought up to an everyday standard; and every floor is vacuumed or mopped.
The touch-up pass happens just before keys change hands, after punch-list fixes and furniture delivery leave a fresh layer of smudges and footprints. A full build-out usually takes all three passes, while a light refresh of one floor often needs only the final and touch-up visits.
Timed to your permit card and move-in date
A San Jose tenant improvement runs on a building permit, and the permit card lists every inspection the project needs. We line up the cleaning around those milestones. The rough clean slots in between inspections, and the final clean lands after the last trade leaves and before the furniture arrives.
Share the inspection dates you are aiming for, the day the furniture vendor is booked and the morning your staff walk in. We plan the visits backward from move-in, so the space is ready for the final walkthrough with your landlord or client and fresh again for the first day of business.
Evening and weekend visits keep our crew out of the way of trades who are still on site during the day, and nobody waits on anybody. Every client gets our certificate of insurance for the GC’s or landlord’s file.
What the final clean covers, room by room
On open office floors, dust is lifted from window sills, baseboards, partition tops and the edges of built-in furniture, then carpet is vacuumed wall to wall and hard floors are damp mopped. Private offices and conference rooms get the same detail, down to door hardware and switch plates.
In restrooms and break rooms, fixtures, mirrors, dispensers and counters are cleaned and polished, protective film and dust come off new appliances, and cabinets are wiped inside before the first coffee mug goes in.
At entries, lobbies and reception, door glass, sidelites and glass partitions are cleaned so a new front desk makes the impression the design intended. New hard floors that need scrubbing or a finish move to our commercial floor care service, and carpet that took a beating during the build can be extracted as part of the same project.
Spaces made ready for occupancy
Office suites in towers and R&D buildings get the full sequence, from a single-floor refresh to a whole building. Medical suites need the same detail before the first patient arrives, and stores need a sales floor, fitting rooms and stockroom ready for opening day.
Industrial and warehouse projects bring their own kind of dust: new offices framed inside a distribution building, a break room and locker room added for a growing shift, or a front office reworked beside the dock. We clean those support spaces so the building opens with clean rooms for the people who will use them every day.
Once the space is occupied, the same crew can carry on with recurring janitorial service, so the handover clean becomes the first visit of a regular routine.
Post-construction cleaning costs in San Jose
Post-construction cleaning is priced per square foot for the whole job. Across San Jose in 2026, a full rough, final and touch-up sequence typically runs $0.32 to $0.68 per square foot. A light final pass on an open, tidy suite starts near $0.24, and heavy dust, tall ceilings and a tight turnover push a job toward $1.00. These are 2026 figures drawn from published market data for California.
For example, a 10,000-square-foot office build-out cleaned in three passes at $0.45 per square foot comes to about $4,500. The number moves with how many phases you book, how much dust and debris the trades leave, ceiling height and fixtures that need a lift, paint and adhesive on glass and floors, and how fast the space has to turn over. A walkthrough with your contractor sets the phases, and the quote lists each one on its own line.
A few useful answers
Common questions.
How far ahead of move-in should we book the cleanup for our build-out?
As soon as you have a target move-in date. The rough clean is set for the final weeks of trade work, and the final and touch-up visits are scheduled backward from the day your team moves in.
What does the rough clean pick up?
Cardboard, packaging, offcuts and the heavy dust left on floors and ledges, which clears the space for finish trades and sets up the detailed final pass.
Can your crew work while the trades are still finishing the suite?
Yes. Rough cleans are planned around the trades’ schedule, usually in the evening or on a weekend, so neither crew slows the other down, and the final clean follows once the last trade leaves.
Do you take care of new carpet and hard floors after a build?
Yes. Carpet is vacuumed during the final clean and extracted when construction dust has worked into it, and new hard floors are scrubbed, recoated or polished through our floor care service.
Do you take on build-out cleanups for a single small suite?
Yes. A single office refresh or a small medical suite gets the same phased approach, scaled to the rooms involved.
