Cleaning a park, not just a building
San Jose’s business parks mix building types. A single campus can hold a glass office tower, low-rise R&D buildings with labs and shipping docks, and flex suites that combine a front office with a workshop. Each building has its own lobby, restrooms and tenant rules, but the property manager needs the whole park to look consistent. San Jose Commercial Cleaning Co can clean a park like this as one program.
The program starts with a walk of the campus. We record each building’s common areas, the amenities, the entries and parking-lot approaches, and the tenants who want suite service, then set out which areas the landlord covers and which each tenant pays for. The property manager gets one schedule and one contact for the park.
Office and R&D parks across San Jose
San Jose’s office and R&D parks range from two-building campuses to large multi-building properties.
Building lobbies and common restrooms
Tenants in the smallest building on a campus should get the same lobby as those in the flagship. Front doors and sidelights, tenant directories, elevator landings and lobby seating are wiped down, hard lobby floors get swept and mopped as often as their foot traffic calls for, and stair towers and elevator cars are cleaned on the same pass.
Common restrooms are disinfected and restocked on each night visit, with supplies we provide or the landlord’s own, and buildings with heavy use get a midday check. On a longer cycle, restroom deep cleaning tackles grout, stall panels and fixture bases.
Tenant suites, R&D and flex spaces
Each tenant suite gets its own plan. An office tenant might want nightly service, an R&D tenant only its offices, break room and restrooms, and a flex tenant its front office plus a swept shop floor. Each suite carries its own price, and the lease decides whether the tenant or the landlord pays it.
Crews follow each tenant’s badge, alarm and key procedures, and stay out of labs and production rooms unless you add them to the plan. Suites coming off a build-out can be handed to post-construction cleaning before move-in.
Campus amenities and the outdoors
Amenities help a park compete for tenants. In the fitness center, machines, benches and mats are wiped and the locker rooms cleaned; in the café or cafeteria, seating, condiment counters and the tray return are kept tidy; and the shared conference center is reset after each booking.
Outside, entry doors and their glass are cleaned, the mats at each threshold are vacuumed, and walkways are picked up. Break patios and smoking shelters get their tables wiped and ash cans emptied. Planters, lawns and the grounds around each building can be added through commercial landscape maintenance, so one company looks after the park inside and out.
A porter route across the campus
During business hours, a day porter can circulate between buildings on a set route: restroom checks in each one, smudges on lobby doors, the café after lunch, conference rooms between meetings and whatever a tenant calls about.
The route spends more time where traffic is heaviest, and the management office sends requests to one contact, who points the porter to the right building.
Reporting and what sets the price
Every building and suite on the program sits under one plan, and supervisors walk the park on quality inspections. What they find, plus maintenance issues the crew flags such as a dripping sink or a door that will not latch, reaches the property manager in one report.
What drives the price: how many buildings there are, the common-area footage, how many suites join, porter hours, amenity spaces and any grounds work. Following a walk of the park, the written quote lists landlord areas and tenant suites on separate lines. Single-office needs are covered on our office cleaning page, and multi-tenant buildings on a single lot on our property management cleaning page.
A few useful answers
Common questions.
How does a business park program differ from office cleaning?
Office cleaning is built around one tenant’s rooms. A park program is built around the landlord’s whole campus: every building’s lobby, core and restrooms, the amenity spaces, the entries and grounds, plus whichever tenant suites sign on.
Can R&D and flex tenants get a different plan from office tenants?
Yes. Each suite is planned on its own, so a flex tenant can have its front office and shop floor covered while an office tenant gets nightly service.
Can grounds and landscaping be part of the same program?
Yes. Landscape maintenance can be added alongside interior and entry cleaning for the whole park.
Who gets the inspection notes for the park?
The property manager receives one report covering every building, with supervisor inspection notes and any maintenance items the crew flags.
