One plan for every San Jose address you manage
Facility management firms juggle a lot of vendors per building: one for nightly cleaning, another for porters, a third for floors, and someone else again for the grounds. We can cover the interior and exterior upkeep for your client’s San Jose properties on one plan, and you can sign with us directly, whether your firm operates regionally or across the country.
The buildings vary as much as the tasks. San Jose’s mix runs from offices and business parks to warehouses, clinics and medical facilities, stores, schools, government buildings and multi-tenant properties, plus cleanrooms and data halls in the tech corridors.
Where your tickets can go
Recurring service starts with janitorial services, set up night by night or week by week for each building. For buildings with heavy daytime traffic, our day porter services put someone on site to handle restrooms, lobbies and spills during business hours.
Periodic tickets fit our commercial floor care (scrubbing, recoating and burnishing), carpet cleaning, restroom deep cleaning, disinfection and post-construction cleanup. Outside, commercial landscape maintenance and exterior litter pickup can join the same plan.
Multi-tenant and managed properties have their own service in property management cleaning, and we also clean warehouses and industrial sites, medical facilities, schools, government buildings and cleanrooms and data centers.
Ticket handling and urgent response
You assign work in your company’s work-order system and we pick it up there, whatever system that is. Updates and closeouts go on that same ticket rather than into a separate email thread.
A not-to-exceed (NTE) amount on a ticket is a firm cap for us. When the work turns out bigger than the cap, we ask your coordinator for approval before any extra cost is incurred.
Anything flagged urgent, such as a spill in a lobby or an overflowing restroom, gets our response before the end of that day. Because messes don’t keep business hours, urgent calls are answered late at night and all weekend.
Crews that fit your client’s site rules
Before a crew member sets foot in any building you manage, they’ve cleared a background check. Everyone works in uniform, which makes our people easy for tenants and security desks to recognize.
Many San Jose properties layer on their own controls: an additional screening step for a government tenant, a site-issued badge for a lab, or an escort through a data hall. We follow each property’s requirements as written and staff the building accordingly.
Tell us about those controls at the walkthrough, or attach them to the first ticket, and they become part of the standing instructions for that address. When a client tightens access partway through the year, update the site notes and the crew follows the new rule.
Insurance certificates and the vendor packet
A certificate of insurance (COI) is turned around within one business day. Ask for additional insured status and we’ll list your firm and its client on the certificate. Our general liability limits read $1M on any single occurrence and $2M in aggregate; on top of that we hold umbrella coverage, and our staff are covered by workers’ comp.
Your vendor setup will also need our vendor packet. Request it through our contact form, and it arrives by email from our operations team.
If the buildings belong to different owners, send the property list with your request. Each COI can then name your client for that building as additional insured, which saves your records team a round of corrections.
Proof for your client
On every visit, the crew’s arrival and departure are logged. If a tenant says the night crew never came, the log shows when they were in the building.
Urgent tickets and one-time jobs end with photos, or a note that the job is finished, sent to you. At recurring sites a supervisor inspects and scores the cleaning, and we share those inspection reports with you to pass along in your own client updates.
Over a year, that gives you a building-by-building history of visits and inspection results, useful when a client asks how the account has performed or when a tenant raises an old complaint.
Contacts, invoices and getting started
One named account manager handles every San Jose property you place with us. If that person can’t be reached, our operations manager is your escalation contact. Several buildings can come on at the same time and run on a single schedule.
You choose invoicing per site or per ticket. Each bill carries the address of the property and the work order number it settles, so your accounts payable team can match it to the right ticket.
For a new building, a walkthrough within two business days is normal, with service starting within a week. Request the vendor packet or send your property list from our contact page to add San Jose Commercial Cleaning Co to your vendor list.
A few useful answers
Common questions.
Can one vendor cover both cleaning and grounds at our San Jose properties?
Yes. Janitorial, day porters, floor care and exterior grounds upkeep can all run on one plan for each property.
Is a regional FM firm too small to hire San Jose Commercial Cleaning Co directly?
Not at all. A regional facility management company gets the same direct contract with us as a firm with buildings in every state.
What happens when a ticket's cap is too low?
We ask your coordinator for approval before any cost goes past the not-to-exceed amount, and the work stays within the cap until you answer.
How do our tenants know your crew belongs in the building?
Our people wear company uniforms, each has passed a background check, and on properties with extra controls they carry the site’s badge, go through its screening or work with an escort.
How do we start with a new building?
Send the address through our contact page. Expect a walkthrough inside two business days as a rule, with recurring cleaning underway within a week.
